JBR (Jumeirah Beach Residence)

A line of residential and hotel towers along 1.7 km of public beach next to Dubai Marina, with The Walk and The Beach at its feet.

Jumeirah Beach Residence, known to almost everyone as JBR, is the strip of towers between Dubai Marina and the sea. Dubai Properties, part of Dubai Holding, launched it in 2002 and completed it in 2010. About 40 towers stand in six clusters, Shams, Amwaj, Rimal, Bahar, Sadaf and Murjan, along 1.7 km of coastline, and 35 of them are residential, with more than 6,900 apartments between them.

Almost every home is an apartment, from studios to four bedrooms, with duplexes and penthouses at the top of many towers. Most of the original towers share the same sandstone look, and each cluster sits on a podium with its own pools, gyms and children's play areas, away from the traffic. Hotels are mixed in among the homes, including Sofitel, Amwaj Rotana and JA Ocean View, and a handful of newer towers such as La Vie, 1/JBR and Five JBR have added higher-end apartments to the area.

What sets JBR apart is that the beach is on the doorstep. The Walk, a promenade of shops, cafes and restaurants at the foot of the towers, and The Beach, an open-air retail and dining strip by Meraas between the towers and the sand, make it one of the busiest places in the city on winter evenings and at weekends. Bluewaters Island is a short walk across a footbridge, and the Dubai Tram stops at both ends of the community.

Location and connectivity

Getting around

The Dubai Tram runs behind the towers, with Jumeirah Beach Residence 1 and Jumeirah Beach Residence 2 stations at either end of the community. It connects to the Red Line of the Dubai Metro at Sobha Realty and DMCC stations, a few stops away. Bus routes run along the main road, and The Walk and the beach are easy to cover on foot or by rented bicycle. By car, everything leaves through King Salman Bin Abdulaziz Al Saud Street, which joins Sheikh Zayed Road within a few minutes. Most residential towers have parking for residents, but visitor parking is paid and fills up quickly, and the road behind the towers slows down on weekend evenings and on event days.

Investment potential

JBR sells something few districts can offer: an apartment on the beach itself, with shops, restaurants and the tram downstairs. That keeps it in demand with tenants, holiday guests and overseas buyers who want a sea view at a lower price than Palm Jumeirah.

It is a small, tightly held market. About 490 sales were registered in the twelve months to September 2026, down about a third on the year before, because few owners are selling and the community is fully built. Registered prices averaged about AED 2,150 to 2,250 per square foot over the past year, around 6% to 8% lower than a year earlier, while the average price of a sale rose slightly as more large and high-floor units changed hands.

Gross rental yields of about 5% to 6.5% are in line with Dubai Marina next door. Studios and one-bedroom apartments in the original clusters tend to yield the most; the newer towers and full sea-view units cost much more per square foot and yield less. Prices vary a great deal by cluster, floor and view, so two apartments of the same size can be priced far apart.

New supply is close to nil, because there is no land left on the strip. The original towers were all finished by 2010, so the condition of the building and its service charges matter as much as the view.

Lifestyle

Daily life centres on the beach. Residents walk out of the podium onto the sand, and The Walk and The Beach supply the cafes, restaurants, pharmacies, salons and a Carrefour within a few minutes on foot. Each cluster has its own pools, gyms and play areas on the podium, which families use far more than the crowded public spaces below. Bluewaters Island is across the footbridge, and Dubai Marina Mall and Marina Walk are a short walk or one tram stop away. There are no schools inside JBR, so families drive 10 to 20 minutes to Al Sufouh, Emirates Hills, the Meadows or The Greens; nurseries and clinics are available within the community. From November to April, and on every weekend, the promenade is busy with visitors until late.
