Dubai Harbour and Emaar Beachfront

A new waterfront district between Palm Jumeirah and Dubai Marina, built around a large yacht marina, with Emaar Beachfront's towers and private beach at its heart.

Dubai Harbour sits on the coast between the trunk of Palm Jumeirah and Dubai Marina, on land reclaimed by Meraas, part of Dubai Holding. Meraas planned it around a marina of about 1,100 berths, a cruise terminal and a waterfront promenade, and the Dubai International Boat Show has been held in the marina since 2022. Several developers are building homes inside the master plan, and the district is still taking shape.

Most of the homes that are finished today are in Emaar Beachfront, a gated community of about 10 million square feet on its own peninsula. Emaar launched it in January 2018 and completed the first towers in 2021. The plan is for about 10,000 homes in 27 towers, with 1.5 km of private beach for residents. Beach Vista, Marina Vista, Sunrise Bay, Grand Bleu, Beach Isle, Palace Beach Residence and Beach Mansion are among the towers already lived in, while Bayview, Seapoint and others are still being built.

Around Emaar Beachfront, other developers are building branded and high-end towers: Sobha Seahaven, Damac Bay and Damac Bay 2, W Residences Dubai Harbour, Dubai Harbour Residences and The Residences at the Dubai Beach Edition. Almost every home is an apartment, from one to five bedrooms, with penthouses and a few podium townhouses. The appeal is simple: sea or marina views, a residents' beach, and Dubai Marina, JBR and the Palm a short drive away.

Location and connectivity

Getting around

There is no Metro station inside Dubai Harbour. The nearest Red Line stations, Sobha Realty and DMCC, are about 10 minutes away by car, and RTA bus routes 8 and 84 run along the roads outside, with the Dubai Tram stopping on Al Sufouh Road near Media City. Most residents drive or use taxis and ride-hailing, which wait at the tower lobbies and the cruise terminal. By car, King Salman bin Abdulaziz Al Saud Street and Al Seyahi Street lead out of the district, and a new bridge opened by the RTA in June 2026 links Dubai Harbour directly with Sheikh Zayed Road, which the RTA says cuts that part of the journey from about 12 minutes to 3. Traffic getting in and out has been a common complaint from residents, and the entrances still get busy at rush hour and on event days. Residents have parking in their buildings; visitor parking is paid.

Investment potential

Dubai Harbour has become one of the city's main markets for new beachfront apartments. Buyers pay for sea views, a residents' beach and the brands on the newer towers, and prices per square foot sit well above those of Dubai Marina next door.

About 800 sales were registered in the twelve months to October 2026, with an average price of about AED 7.3 million and an average of about AED 4,050 per square foot, down about 3% on the year before. Sales volume was down by more than half, mostly because the year before included a wave of new launches. Of the 500 most recent sales, about six in ten were off-plan, in towers such as The Residences at the Dubai Beach Edition, W Residences and Sobha Seahaven, and these trade at about AED 4,500 per square foot against about AED 3,300 for finished Emaar Beachfront apartments.

Gross rental yields are about 5% to 6%, higher on one-bedroom apartments in the older Emaar Beachfront towers and lower on large branded units. Renting is busy: about 1,500 leases were registered in the past twelve months, up about half on the year before, as new towers were handed over. That extra supply has pulled rents down, with average rents on new leases about 12% lower than a year earlier.

Supply is the main thing to watch. Many more homes are due in Emaar Beachfront and the branded towers over the next few years, which may keep rents and resale prices of finished units under pressure while they are handed over. In return, buyers get a district that is still being finished, a marina and a direct bridge to Sheikh Zayed Road that opened in 2026.

Lifestyle

Life in Emaar Beachfront revolves around the beach and the towers' own facilities. Each building has pools, gyms and children's play areas, the residents' beach runs along the edge of the peninsula, and a boulevard of cafes and small shops sits at the foot of the towers. The district is quieter than Dubai Marina, with fewer visitors, though the marina, the cruise terminal and events such as the boat show bring crowds on some days.

For bigger errands, residents drive five to ten minutes to Dubai Marina Mall, the supermarkets of Dubai Marina, or The Beach and The Walk at JBR. There are no schools or hospitals in Dubai Harbour: families drive to schools in Al Sufouh, The Greens and Emirates Hills, and the nearest clinics are in Al Sufouh, Dubai Marina and JBR, with full hospitals in Al Barsha and The Meadows. Skydive Dubai's drop zone is next door, and Bluewaters, the Palm and the hotel beach clubs of Mina Seyahi are close by. Some towers are still under construction, so building work is part of daily life for now.
