Dubai Creek Harbour
Emaar's waterfront district on Dubai Creek beside the Ras Al Khor Wildlife Sanctuary, with apartment towers, a marina and a beach lagoon facing the Downtown skyline across the water.
Dubai Creek Harbour sits on the eastern bank of Dubai Creek, next to the Ras Al Khor Wildlife Sanctuary and about 10 kilometres by road from Dubai International Airport. Emaar Properties is building it on about 6 square kilometres, and the first homes, in Dubai Creek Residences, were scheduled for handover in early 2019. From the promenade the whole Downtown Dubai skyline, with the Burj Khalifa at its centre, lies across the water, and that view is a large part of the district's appeal.
Most homes are apartments in mid-rise and high-rise towers, from one to four bedrooms, with penthouses at the top of some buildings and a smaller number of townhouses. The most finished part is Creek Island, around Creek Marina, where the towers, the Address Grand and Vida hotels and most of the shops and restaurants are. Creek Beach is a quieter, lower-rise cluster set around a swimmable lagoon and a strip of sand, which makes it popular with young families.
The district is still being built. Several towers are under construction or recently handed over, Emaar launched the Dubai Square mall here in November 2025, and a station on the new Metro Blue Line is planned for 2029. Day to day it feels calmer and more spacious than Downtown or Dubai Marina, with wide promenades, parks and play areas, but residents still drive for larger shopping and for school.

Getting around
There is no Metro station inside the district yet. The nearest is Creek station on the Green Line, 10 to 15 minutes away by car, and feeder buses link the community to the Metro. The Metro Blue Line, under construction since June 2025 and due to open in 2029, will run through Dubai Creek Harbour with a station in the district and an interchange with the Green Line at Creek station. RTA water transport from Creek Marina crosses to Dubai Festival City and Al Jaddaf.
By car, the district is reached from Ras Al Khor Road (E44) and Nad Al Hamar Road (D62), and the airport is about 15 to 20 minutes away outside rush hour. Most towers have underground parking for residents, but visitor parking can be tight at weekends. Residents say the entrances queue at the evening rush hour, as there are only a few ways in and out while the road network is still being completed.

Investment potential
Dubai Creek Harbour is Emaar's newest large waterfront district close to the centre, and buyers are paying for the view of the Downtown skyline, the Emaar name and room for the area to mature, at a lower price per square foot than Downtown itself.
Activity has grown while sales fell in several other central districts. About 3,900 sales were registered in the twelve months to October 2026, about 11% more than a year earlier, with an average of around AED 2,575 per square foot, up about 6%. A brokerage report on resales in the first half of 2026 put the average at about AED 2,400 per square foot, up about 5% on the year before. Many recent registered sales are off-plan purchases from Emaar.
Gross rental yields of about 5% to 6% are in line with other prime districts but below the city's highest-yielding areas, because entry prices are relatively high for a district that is still being completed.
Three projects support demand over the next few years: the Metro Blue Line, due in 2029; the Dubai Square mall, which Emaar launched in November 2025 and expects to open within about three years; and the redesigned Dubai Creek Tower, for which Emaar said in January 2026 it would issue a tender, without giving a completion date. Against that, a large number of new towers are still to be handed over, which adds competition for tenants and resale buyers.

Lifestyle
Daily life centres on the waterfront. The promenade around Creek Marina has cafes and restaurants facing the Burj Khalifa across the water, and The Viewing Point, a free walkway that reaches out over the creek, is a popular spot at sunset. Creek Beach has a swimmable lagoon and a strip of sand, and the community has parks, a long outdoor play zone along the promenade, and jogging and cycling paths. The Ras Al Khor Wildlife Sanctuary, known for its flamingos, lies right beside the district.
Supermarkets, pharmacies and a Mediclinic walk-in clinic are inside the community, and Dubai Festival City Mall is a short drive away for larger shopping. There are nurseries in the district but no schools yet, so families drive to schools in nearby Dubai Festival City and Nad Al Hamar, the closest about 2 to 3 kilometres away.
