DIFC

Dubai's financial district on Sheikh Zayed Road, where apartment towers, restaurants and art galleries sit among the offices of banks, fund managers and law firms.

DIFC, the Dubai International Financial Centre, is the city's financial free zone. It was set up in 2004 on about 110 hectares beside Sheikh Zayed Road, just north of Downtown Dubai, and it runs under its own legal system based on English common law, with its own courts. More than 10,000 companies were registered there by the middle of 2026, among them banks, asset managers, insurers and law firms.

It is an office district first, with homes set between the office towers. Almost every home is an apartment, from studios to three bedrooms, with penthouses and lofts at the top of the taller buildings. Index Tower, Burj Daman, Central Park Towers, Park Towers, Sky Gardens, Liberty House and Limestone House are among the established residential addresses. DIFC Living, the first residential tower built by the DIFC Authority itself, adds 174 homes, and H&H Development is building branded residences, including Eden House Za'abeel and Four Seasons Private Residences, at the Za'abeel edge of the district.

The Gate, the arched building at the centre, gives the district its landmark. Gate Avenue, a covered promenade of shops and cafes, runs through the middle, and Gate Village beside it holds many of the city's best-known restaurants and a cluster of art galleries. The district is dense and busy rather than quiet, with office crowds by day and restaurant crowds in the evening. Two Metro stations on the Red Line, Financial Centre and Emirates Towers, serve the district.

Location and connectivity

Getting around

Financial Centre and Emirates Towers stations on the Metro Red Line serve the district, and most residential towers are a 5 to 12 minute walk from one of them. Burj Khalifa/Dubai Mall is the next stop south. By car, DIFC sits on Sheikh Zayed Road, with Al Mustaqbal Street and Financial Centre Road carrying traffic inside the district. Residential buildings have basement parking for residents, but visitor parking is limited and expensive, at around AED 25 an hour in the main DIFC garages. Sheikh Zayed Road is heavily congested at morning and evening rush hours, and the streets around the district fill up as the offices empty.

Investment potential

DIFC is a small market with limited supply, priced at the top of the city. Apartments averaged around AED 3,000 per square foot through mid-2026, second only to Palm Jumeirah among Dubai's main apartment districts, and tenant demand comes from a well-paid workforce that wants to walk to the office.

Prices held up better than in most prime districts in 2026. In the second quarter, DIFC was the only one of Dubai's ten highest-priced apartment communities where the average price per square foot rose, by 2.7%, before a 3.8% fall in July. Betterhomes recorded apartment price growth of about 10% in 2025. Because few homes change hands, prices can move sharply from one month to the next.

Gross rental yields average about 5%. Studios and one-bedroom units yield the most, up to about 6.5% to 6.9% in buildings such as Sky Gardens and Liberty House, while large apartments in the premium towers yield less. Service charges of about AED 18 to 35 per square foot a year are high and take roughly one to two points off the net return. Occupancy across the district is reported at 96% to 99%.

Buying here differs from the rest of Dubai in two ways. Sales are registered with the DIFC Registrar of Real Property rather than the Dubai Land Department, and the transfer fee is 5% instead of 4%. Land Department figures therefore cover only part of the market, so advice at the level of the individual building matters more than usual.

Two things support demand over the next decade. The number of companies registered in DIFC passed 10,000 in mid-2026, up 30% in a year. In January 2026 Dubai launched the Zabeel District, an expansion worth more than AED 100 billion beside the existing Gate District, adding 17.7 million square feet of offices, homes, hotels and shops in six phases, opening from 2030 and due to be finished by 2040. New towers in and around the district, including DIFC Heights and several branded residences, will add supply over the same period.

Lifestyle

Daily life is built around walking. Gate Avenue, the covered promenade through the middle of the district, holds shops, cafes, pharmacies and the DIFC Grand Mosque, and supermarkets such as Spinneys and Choithrams sit on the ground floors of residential towers. Gate Village, beside The Gate, is the district's restaurant and gallery quarter, with names such as Zuma and La Petite Maison, and DIFC holds regular art nights. The Dubai Mall is 5 to 10 minutes away by car, or one stop on the Metro.

There are no schools inside DIFC. Families drive to schools in Al Wasl, Jumeirah, Al Safa and Oud Metha, while nurseries such as Best Kidz Nursery at Park Towers and Hummingbird Nursery are inside or beside the district. Open space is limited to the plazas and podium gardens between the towers; Zabeel Park is about 12 minutes by car, and La Mer and Kite Beach 10 to 20 minutes.
