City Walk
A low-rise Meraas neighbourhood between Al Wasl Road and Al Safa Street, where apartments sit above an open-air shopping street a short drive from Downtown Dubai.
City Walk is a mixed-use neighbourhood built by Meraas, now part of Dubai Holding Real Estate, on more than 900,000 square metres at the junction of Al Wasl Road and Al Safa Street. Its retail street opened in stages from 2013, and it has grown into a district of homes, shops, restaurants, hotels and offices, with the Coca-Cola Arena and The Green Planet inside it. Downtown Dubai and the Burj Khalifa are about 3 kilometres away.
Homes here are apartments, not villas. The original City Walk Residential buildings stand along the shopping boulevards, and Central Park at City Walk sits behind them around a landscaped park with pools, courts and play areas. Together they make up 34 low and mid-rise residential buildings, with one to four bedroom apartments, duplexes and penthouses. Many units have balconies and a maid's room.
The neighbourhood is still growing. City Walk Crestlane, launched by Meraas in 2025, is planned as 22 residential buildings with 2,625 homes on about 366,000 square metres, and smaller launches such as Northline and Verve City Walk add to it. Most of the area's sales in 2026 have been off-plan units in these new phases.

Getting around
There is no Metro station inside City Walk. The nearest is Burj Khalifa/Dubai Mall on the Red Line, about 5 to 10 minutes by car or a walk of around 20 minutes, and Financial Centre station is a similar drive. RTA buses stop at City Walk 1 and City Walk 2 inside the neighbourhood and along Al Wasl Road and Al Safa Street. By car, Al Wasl Road and Al Safa Street run along its edges and Sheikh Zayed Road is about 5 minutes away. Residents park in assigned bays in their buildings, while visitors use paid parking decks and valet at the main retail entrances. Traffic builds on Al Safa Street and around the Coca-Cola Arena on event nights.

Investment potential
City Walk sells a walkable, low-rise address close to Downtown Dubai, and buyers pay for it: prices per square foot sit above Business Bay and close to Downtown Dubai.
About 630 sales were registered in 2026 up to early October, around 28% fewer than in the same period of 2025, with an average price of about AED 4.5 million. Most of those sales were off-plan homes in City Walk Crestlane, where prices average about AED 3,350 per square foot. Resales of finished apartments are fewer, about 200 in the first half of 2026, at an average of about AED 2,800 per square foot, around 2% higher than a year earlier.
Gross rental yields of about 5.5% to 6% are similar to Downtown Dubai and below the city's higher-yielding districts. Rents on renewed leases rose about 8% in 2026, and demand comes mainly from professionals and couples who want to walk to shops and restaurants.
The main thing to watch is new supply. City Walk Crestlane alone plans 2,625 homes, still under construction, which will add choice for tenants and competition for owners letting finished apartments.

Lifestyle
Daily life centres on the open-air boulevards, which hold cafes, restaurants, shops, a cinema and a Carrefour Market, so most errands can be done on foot. Residents of Central Park at City Walk share a large landscaped park with pools, courts and play areas, and the Coca-Cola Arena brings concerts and sports events to the neighbourhood throughout the year. The Green Planet, an indoor tropical forest, is popular with families.
There is a nursery inside City Walk, and the Canadian University Dubai has its campus here, but families drive to schools in Al Wasl, Al Safa and Jumeirah, most of them within 5 kilometres. Valiant Clinic and Hospital is inside the neighbourhood. The nearest public beaches, La Mer and Jumeirah, are about 10 to 15 minutes by car. Evenings are busier than in most residential areas, especially when the arena has an event.
