Arabian Ranches

A gated villa and townhouse community built by Emaar around a championship golf course off Sheikh Mohammed Bin Zayed Road, and one of the most established family addresses in Dubai.

Arabian Ranches was launched by Emaar Properties in 2004 and covers about 6.5 square kilometres inland from Al Barsha and Dubai Hills, between Sheikh Mohammed Bin Zayed Road and Al Qudra Road. It holds more than 4,000 villas and townhouses in about 15 gated sub-communities, each with its own entrance, pools and parks. Emaar later built Arabian Ranches 2 and Arabian Ranches 3 next to it as separate communities; this guide covers the original Arabian Ranches. In the Dubai Land Department's register the area now falls under Wadi Al Safa 6.

The homes range from two and three bedroom townhouses in Al Reem, Alma and Palmera to four to seven bedroom villas in Saheel, Alvorada, Mirador and Terra Nova. At the top end are the larger plots of Hattan, Mirador La Coleccion, Polo Homes and the Golf Homes, many facing the fairways of the 18-hole Arabian Ranches Golf Club or close to the Dubai Polo and Equestrian Club.

It is one of the city's older and more settled family communities, with mature trees, wide streets and a strong sense of neighbourhood. Jumeirah English Speaking School has a campus inside the community, and the retail centre covers daily shopping. The trade-off is distance: the Metro is about 15 km away, and most trips across the city mean a drive of 20 to 35 minutes.

Location and connectivity

Getting around

Arabian Ranches is a place to drive. There is no Metro station inside or near the community; the closest is Mall of the Emirates on the Red Line, about 15 km and 20 minutes away by car. RTA bus J02 stops inside the community, including at the retail centre, but most residents rely on their own cars or taxis. The main gates open onto Sheikh Mohammed Bin Zayed Road, which runs north to the airport and Sharjah and south towards Jebel Ali and Abu Dhabi, and Al Qudra Road leads to Dubai Hills, Al Barsha and Sheikh Zayed Road. Every home has its own parking, usually for two cars or more. Inside the gates traffic is light, but the community entrances and the junctions on Sheikh Mohammed Bin Zayed Road and Al Qudra Road are busy at school times and in the morning and evening rush hours.

Investment potential

Arabian Ranches is one of the most liquid villa markets in Dubai: it is well known to families, it has a long sales history, and homes sell and let steadily across a wide range of prices.

About 284 villa and townhouse sales were registered in the twelve months to October 2026. A typical home sold for about AED 6.8 million, or about AED 1,956 per square foot, and most sales were three bedroom homes. Recent sales show the spread: three bedroom townhouses in Al Reem changed hands for about AED 4.3 million to 5.8 million in September and October 2026, five bedroom villas in Saheel, Al Mahra, Mirador and Terra Nova for about AED 10 million to 14 million, and a six bedroom Polo Homes villa for AED 24 million. Advertised prices run from about AED 3.35 million to almost AED 50 million.

Values have held at a high level after the strong rises of earlier years. In the first quarter of 2026 the average resale price was about AED 2,696 per square foot, about 1.2% higher than a year earlier, while the number of resale villa sales rose by about 35%.

The median gross rental yield is about 4%, and the smaller townhouses in Palmera return more, at about 5% to 6%. Asking rents run from about AED 165,000 a year for a two bedroom home to more than AED 900,000 for the largest villas. Tenants are mostly families who stay for the schools, which helps keep homes let. The original community is fully built, so supply is limited to resales.

Lifestyle

Life in Arabian Ranches is suburban and outdoors. Each sub-community has its own pools, parks and play areas, there are tennis and basketball courts, football pitches and a skate park, and paths for walking, running and cycling wind through the community. The Arabian Ranches Golf Club has an 18-hole course, a floodlit driving range and a nine-hole academy course, with a restaurant and sports bar at the clubhouse, and the Dubai Polo and Equestrian Club next door offers riding, lessons and polo matches. The retail centre at the heart of the community has a Carrefour Market, cafes, a pharmacy and a Mediclinic clinic, and The Ranches Souk in Arabian Ranches 2 adds more shops and an Aster clinic. Jumeirah English Speaking School has a campus inside the community, which keeps the school run short for many families. For larger malls, Dubai Hills Mall and the Mall of the Emirates are 15 to 25 minutes away, Global Village is close by in the cooler months, and the nearest beaches are about half an hour's drive.
